1. Services. Sakoni Marketing LLC buys residential property and land directly from owners. Submitting a request on this site does not create a contract or an obligation to sell.

2. No Obligation. Any offer we make is free and without obligation. Nothing is binding until both parties sign a written purchase agreement.

3. SMS Messaging Terms

• Program. Sakoni Marketing LLC sends text messages about your property inquiry: responses to your request, appointment confirmations, reminders and updates about a potential transaction.
• Consent. By providing your phone number and checking the opt-in box on our form, you agree to receive these messages. Consent is not a condition of any purchase or of submitting the form.
• Opt-out. Text "STOP" to any message to cancel. We will send one message confirming you are unsubscribed, and then no more messages. To rejoin, sign up again on our form.
• Help. Reply "HELP" for assistance, or contact aryaneilpatel@gmail.com or (832) 766-1853.
• Carrier liability. Carriers are not liable for delayed or undelivered messages.
• Rates and frequency. Message and data rates may apply. Message frequency varies.

4. Website Use. You agree not to misuse the site, submit false information or attempt to access it without authorization.

5. Intellectual Property. Site content belongs to Sakoni Marketing LLC and may not be reproduced without permission.

7. Limitation of Liability. To the extent permitted by law, Sakoni Marketing LLC is not liable for indirect or consequential damages arising from use of the site.
